This off cycle meeting is unusually important as KSSOA is working with the global Self Storage Association (SSA) and their lobbyists to reform real estate tax assessment practices Kansas through Senate Bill 274. Currently, Kansas property taxes on storage facilities can and often do, include business (non-real estate) value and our taxes can be arbitrarily high, due to the inclusion of intangibles. Besides the lack of fairness relative to other commercial properties, this practice creates excessive uncertainty for investors, lenders, and appraisers, creating adverse consequences.
In Manhattan, we will discuss our plan of action to address SB 274, with State Senator, Usha Reddi, who is on the finance committee. Several of us addressed the committee in January, with the intent of mobilizing our membership in late 2023 to get SB 274 passed in early 2024.
The SSA was successful with similar legislation in Indiana and recently in Arkansas.
